Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

Permits, flood protection, insurance and who does what.
Replacing drywall, floors or cabinets as they were doesn't need a permit. Repairs to framing, beams or joists need a Town of Oakville building permit, and new wiring goes through the Electrical Safety Authority. We prepare what is needed and book the inspections.
Halton Region runs basement flooding prevention subsidies for Oakville homes, including backwater valves, sump pumps and disconnecting downspouts. Some need approval before the work starts, so check Halton's site or ask us early.
Most home policies cover sudden damage, such as a burst pipe, a kitchen fire or a storm, and not damage that built up slowly. Sewer backup and overland flooding are often only covered if that coverage was added. Your policy and your adjuster decide what is covered.
