Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

What we restore

Rebuilding after any kind of damage

The cleanup company makes the house safe and dry. We put it back together, properly, with the same crews and trades who build our renovations.

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

Most rebuilds start once the house is dry and the adjuster has approved the scope. Time on site depends on how many rooms were damaged, from about a week for one room to a few months after a large fire.

Planning

Planning a rebuild after damage

What to do first, what insurance usually covers and how long it takes.

What to do in the first 48 hours

Make the house safe, then call your insurer to open a claim. Take photos and video of every damaged room before anything is thrown out, and keep receipts for anything you buy, such as fans or a hotel night. Don't start rebuilding before the adjuster has seen the damage.

What home insurance usually covers

Most home policies cover sudden damage, such as a burst pipe, a kitchen fire or a storm, and not damage that built up slowly over a long time. Sewer backup and overland flooding are often only covered if that coverage was added to the policy. Your policy and your adjuster decide what is covered.

Who does what

A cleanup company removes water, dries the house and cleans smoke. A mould remediation company removes mould. We rebuild: framing, insulation, drywall, floors, kitchens, bathrooms, electrical and plumbing through licensed trades, and every finish, with the permits the work needs.

How long a rebuild takes

One room, such as a bathroom or part of a basement, usually takes one to two weeks on site once the scope is approved. A kitchen takes a few weeks, because cabinets are built to measure. A house after a large fire takes a few months, with permits and inspections along the way.

Questions

Restoration questions

Do you do emergency water removal or smoke cleaning?

No. Removing water, drying the house and cleaning smoke are done by a cleanup company, which your insurer usually arranges. We come in after that and rebuild. If you are not sure the house is dry enough to rebuild, call us and we will tell you honestly.

What kinds of damage do you rebuild after?

Water damage from leaks and burst pipes, flooded basements, fire and smoke damage, and mould damage once the mould has been removed. We rebuild any room: kitchens, bathrooms, basements, ceilings, floors and stairs.

Can I choose my own contractor for an insurance repair?

In most cases, yes. Your insurer may suggest a contractor, but you can usually choose your own. Check your policy and tell your adjuster who you want to use, and we will send them our written scope.

Who pays the deductible?

You do. Your insurer pays the approved amount for the repair, less your deductible. Anything you add on top of the approved repairs, such as upgrades, is between you and us and priced separately.

Can we upgrade while the room is opened up?

Yes, and it is often the best time to do it. Insurance pays to put the room back as it was. If you want a different layout or better finishes, we price the difference separately so you can see exactly what you are adding.

Do I need a permit to rebuild after damage?

Not to replace drywall, floors or cabinets as they were. You do need a building permit to repair or replace framing, beams or other structure, and electrical work goes through the Electrical Safety Authority. We handle the permit and the inspections.

Which areas do you cover?

Oakville and Burlington, from our offices on North Service Road in Oakville and Dynes Road in Burlington, and nearby towns such as Milton, Waterdown and Mississauga.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
