What makes a bathroom last

Two bathrooms can look the same on the day they are finished and be very different in ten years. Here is what we do behind the tile.

PartHow we build itWhat to avoid
WaterproofingA Schluter membrane behind tile in the shower and over the floor where it's needed, sealed at every seam and corner before a single tile goes on.Paint-on products or plain drywall behind the tile, which can fail quietly for years before you see it.
Shower floorA properly sloped base or a linear drain, so water runs to the drain every time.A flat base that leaves standing water in the corners.
VentilationAn exhaust fan sized for the room and ducted outside, ideally on a timer.A fan venting into the attic, which moves the moisture problem instead of solving it.
TileLarge-format porcelain, laid flat and level with the right setting material.Lippage you can feel underfoot and grout lines that crack.
GlassMeasured after the tile is in, then fitted to the finished walls.Glass measured off the old walls, then shimmed to fit.
Oakville homes and their bathrooms

The bathroom you have depends on when your part of Oakville was built.

Glen Abbey, River Oaks and Joshua Creek

1980s and 90s ensuites, usually with a corner jetted tub, a small builder shower and a long vanity. The tub becomes a freestanding one or goes altogether, and the shower doubles in size.

Falgarwood, College Park and Clearview

1970s homes with a compact main bathroom and a tub with a shower over it. A modern tub and shower, or a walk-in shower, and new plumbing behind the wall while it's open.

West Oak Trails and Palermo

Newer homes with good layouts and builder finishes. A glass shower, quartz vanity and better lighting in the same footprint, like our West Oak Trails ensuites.

Old Oakville and Bronte

Older homes where we expect galvanized or cast-iron plumbing and uneven floors, and plan the budget for them before we start.

Do you need a permit for a bathroom in Oakville?

Usually no permit

  • New tile, vanity, toilet, tub or shower in the same places
  • A tub replaced with a shower using the same drain location
  • Lighting and fan replacements on existing circuits

A Town of Oakville building permit

  • Adding a bathroom, for example in the basement
  • Relocating plumbing fixtures, such as moving the toilet or drain
  • Removing or moving walls to enlarge the room

Electrical

New circuits, heated floors and new lighting are filed with Ontario's Electrical Safety Authority by our licensed electrician, separately from the building permit.

How long it takes

Ontario's Building Code gives the Town 10 business days to decide on a complete house permit application. Most bathroom renovations need no permit at all.

If your bathroom needs a permit, we prepare the drawings, apply to the Town and book the inspections. Your quote says which applies.

Your bathroom, day by day

Most single bathrooms take about two weeks on site. Several bathrooms can run at the same time: one family had three and a half done in about two weeks.

First week

Days 10 to 12

Vanity, fixtures and glass

Vanity, toilet, fixtures and lighting installed. The glass is measured once the tile is finished and goes in last.

Questions

Oakville bathroom renovation FAQ

How much does a bathroom renovation cost in Oakville?

It depends on the room and what changes. A main bathroom kept in the same layout sits toward the lower end of the range above, before HST. An ensuite with a freestanding tub, a large glass shower and a double vanity sits higher, and two bathrooms in one job add up. The estimator on this page gives you a range for yours.

How long does a bathroom take?

About two weeks on site for most single bathrooms, after a week of design and ordering. Several bathrooms can run together: one family had three and a half finished in about two weeks.

Do I need a permit?

Not to replace fixtures where they are. You need a Town of Oakville permit to add a bathroom, relocate plumbing fixtures like a toilet or drain, or move walls. Electrical work is filed with the Electrical Safety Authority. We take care of both.

Can you turn my tub into a walk-in shower?

Yes. It's one of the most common Oakville bathroom jobs we do, usually with frameless glass, a niche and a low or curbless entry.

What waterproofing do you use?

Schluter waterproofing systems behind tile in the shower and on the floor where needed, sealed at every seam before tiling.

Can we keep using the house with one bathroom?

Yes. When you have more than one bathroom we plan the order so you always have one working, and we finish the most important one first if needed.

Are heated floors worth it?

In an Ontario bathroom, most clients say yes. It's simplest to add while the floor is open, and it's on its own circuit filed with the Electrical Safety Authority.

What warranty do you give?

Four years on our workmanship, plus the manufacturers' warranties on fixtures, vanities and glass.

Which parts of Oakville do you work in?

All of Oakville, including Glen Abbey, River Oaks, Joshua Creek, Falgarwood, College Park, Clearview, West Oak Trails, Palermo, Bronte and Old Oakville, from our office at 1155 North Service Rd W.
