Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

What we rebuild

A basement you can use again

A flooded basement is usually stripped to the studs by the cleanup company. We rebuild it, and it is the right moment to make it more resistant to water than it was before.

Basements

Rebuilt, and better protected

We rebuild finished basements as they were, or better, with materials and details that handle water more gracefully if it ever comes back.

  • Walls: framing, insulation and drywall rebuilt, with moisture-resistant board where it makes sense
  • Floors: vinyl plank or tile that can get wet, instead of carpet or laminate that can't
  • Bathrooms and kitchenettes: rebuilt with the plumbing checked and waterproofed
  • Protection: a backwater valve or sump pump installed by our licensed plumber where the house needs one

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

Most basements are rebuilt in two to four weeks on site once they are dry and the scope is approved. Adding a bathroom or a new layout adds time for permits.

Planning

Planning a basement after a flood

Sewer backup or rain, what insurance usually covers and how to lower the risk next time.

Sewer backup and overland water are different claims

Sewer backup is water coming up through the floor drain or toilet when the city sewer is overloaded. Overland water is rain or surface water coming in through windows, walls or doors. Many home policies only cover one or both if that coverage was added, so check yours before the adjuster arrives.

Lowering the risk next time

A backwater valve stops sewage from backing up into the house. A sump pump with a battery backup keeps groundwater out when the power goes. Downspouts that drain away from the house and grading that slopes away help too. We plan the protection that suits your house while the basement is open.

Halton Region flood prevention subsidies

Halton Region runs basement flooding prevention subsidies for homes in Oakville, Burlington, Milton and Halton Hills, including backwater valves, sump pumps and disconnecting downspouts. Amounts and rules change, so check Halton's site before the work starts, because some subsidies need approval first.

Materials that handle water better

Vinyl plank or tile floors, moisture-resistant drywall near the floor, closed-cell insulation in the right places and keeping storage off the floor all make a future leak far less costly. We'll show you what makes sense for your basement.

Questions

Flooded basement restoration questions

Do you do emergency water removal or smoke cleaning?

No. Removing water, drying the house and cleaning smoke are done by a cleanup company, which your insurer usually arranges. We come in after that and rebuild. If you are not sure the house is dry enough to rebuild, call us and we will tell you honestly.

Is a flooded basement covered by insurance?

It depends on your policy and where the water came from. Sewer backup and overland water are often only covered if that coverage was added to the policy. Your adjuster decides, and we give them a written scope with photos.

Can you install a backwater valve or sump pump?

Yes, through our licensed plumber, with the permit the work needs. Halton Region offers subsidies for both, and some need approval before the work starts, so tell us early.

How long does it take to rebuild a basement after a flood?

Usually two to four weeks on site once the basement is dry and the scope is approved. Adding a bathroom or changing the layout adds time for the permit.

Should we rebuild it the same way?

Not always. It is worth choosing floors and materials that handle water better. We'll show you where a small change makes a future flood much less costly.

Can we upgrade while the room is opened up?

Yes, and it is often the best time to do it. Insurance pays to put the room back as it was. If you want a different layout or better finishes, we price the difference separately so you can see exactly what you are adding.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
