Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

Water damage in Burlington

Burlington has had major basement floods in recent years, including August 2014, when about 190 mm of rain fell on parts of the city in a few hours, and again in July 2024. Halton Region runs basement flooding prevention subsidies for Burlington homes, and repairs to structure need a City of Burlington building permit, which we handle.

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

Most Burlington water damage rebuilds start within a few days of the house being dry and the scope approved. One room usually takes one to two weeks on site.

Water damage repair in Burlington

Local details, permits and what insurance usually covers.

Permits in Burlington

Replacing drywall, floors or cabinets as they were doesn't need a permit. Repairs to framing, beams or joists need a City of Burlington building permit, and new wiring goes through the Electrical Safety Authority. We prepare what is needed and book the inspections.

Halton Region flood prevention subsidies

Halton Region runs basement flooding prevention subsidies for Burlington homes, including backwater valves, sump pumps and disconnecting downspouts. Some need approval before the work starts, so check Halton's site or ask us early.

What insurance usually pays for

Most policies cover sudden water damage, such as a burst pipe or an appliance that failed, and not a leak that went on slowly for months. Sewer backup and overland water are often only covered if that coverage was added. Your adjuster decides.

Why drying comes first

Closing up wet framing or subfloor traps the moisture, and that is how mould starts. The cleanup company dries the house and checks it with a moisture meter. We check it again before we close anything up.

Questions

Burlington water damage restoration questions

Do you do emergency water removal or smoke cleaning?

No. Removing water, drying the house and cleaning smoke are done by a cleanup company, which your insurer usually arranges. We come in after that and rebuild. If you are not sure the house is dry enough to rebuild, call us and we will tell you honestly.

Do you work in my part of Burlington?

Yes. We work across Burlington, including Aldershot, Alton Village, Brant Hills, Downtown Burlington, Dynes, Headon Forest, Maple, Millcroft, Palmer and Pinedale. We serve Burlington from our office on Dynes Road.

How soon can you start?

Usually within a few days of the house being dry and the scope approved by your insurer. If you are paying for the repair yourself, as soon as it is dry.

Can you fix the leak as well?

Yes. Our licensed plumber finds and fixes the leak as part of the rebuild, whether it is a failed valve, an unwaterproofed shower or a pipe in a cold outside wall.

Is a flooded basement covered by insurance?

It depends on your policy and where the water came from. Sewer backup and overland water are often only covered if that coverage was added to the policy. Your adjuster decides.

Can I choose my own contractor for an insurance repair?

In most cases, yes. Your insurer may suggest a contractor, but you can usually choose your own. Check your policy and tell your adjuster who you want to use, and we will send them our written scope.

Can we upgrade while the room is opened up?

Yes, and it is often the best time to do it. Insurance pays to put the room back as it was. If you want a different layout or better finishes, we price the difference separately so you can see exactly what you are adding.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
