Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

What we rebuild

From the framing to the finishes

A specialist cleaning company removes the soot and smoke odour first. Then we rebuild, starting with anything structural and finishing with the rooms you live in.

Where most house fires start

Most house fires start in the kitchen. Even a small one can ruin the cabinets, counters, range hood and ceiling, and leave smoke in the drywall and insulation of the rooms around it.

  • Kitchens: cabinets, counters, range hood and backsplash replaced, with new wiring where the fire reached it
  • Structure: charred framing, joists or beams repaired or replaced to an engineer's design
  • Walls and ceilings: insulation and drywall that hold smoke odour replaced, not painted over
  • Finishes: floors, trim, doors and paint redone through every room the smoke reached

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

After a small kitchen fire, the rebuild usually takes a few weeks. After a larger fire, expect a few months, with an engineer, permits and inspections along the way.

Planning

Planning a rebuild after a fire

Permits, smoke odour, staying somewhere else and what insurance usually covers.

Why a fire repair usually needs a permit

Any repair to framing, beams or floor joists needs a building permit, and often an engineer's design first. Rewiring needs an electrical permit and inspection. We prepare the drawings and handle the permits and inspections, so the repair is on record when you sell the house.

Getting rid of smoke odour for good

Smoke gets into insulation, drywall and the inside of walls. A cleaning company treats what can be cleaned. Where the odour stays in insulation or drywall, we replace it rather than paint over it, because painted-over smoke comes back on humid days.

Living somewhere else during the rebuild

After a larger fire, the house usually can't be lived in while it is rebuilt. Many home policies pay for somewhere to stay and other extra costs during the repair. Ask your adjuster what yours covers and for how long.

What insurance usually covers

Fire is covered by almost every home policy. The insurer pays to rebuild to how the house was, less your deductible, and contents are usually handled separately. If building code now asks for more than what was there before, ask your adjuster whether your policy covers it.

Questions

Fire damage restoration questions

Do you clean up smoke and soot?

No. Soot and smoke cleaning is done by a specialist cleaning company, which your insurer usually arranges. We come in after that and rebuild. Where smoke stays in insulation or drywall, we replace it as part of the rebuild.

Do I need a permit to rebuild after a fire?

Usually, yes. Repairs to framing, beams or joists need a building permit, and rewiring needs an electrical permit and inspection. We handle the drawings, the permits and the inspections.

How long does it take to rebuild after a fire?

After a small kitchen fire, a few weeks once the scope is approved. After a larger fire, a few months, depending on the engineering, the permits and how many rooms were damaged.

Can we change the layout while it is rebuilt?

Yes. Insurance pays to rebuild it as it was. If you want a different kitchen layout or better finishes, we price the difference separately, so the insured repair and your upgrades stay clear.

Can I choose my own contractor for an insurance repair?

In most cases, yes. Your insurer may suggest a contractor, but you can usually choose your own. Check your policy and tell your adjuster who you want to use, and we will send them our written scope.

Who pays the deductible?

You do. Your insurer pays the approved amount for the repair, less your deductible. Anything you add on top of the approved repairs, such as upgrades, is between you and us and priced separately.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
