Permits by town
Building permits in Niagara come from the local municipality, not the Region: Niagara Falls, St. Catharines, Welland, Lincoln, Niagara-on-the-Lake and so on, each with its own forms and inspectors. We apply where your house is and book every inspection.
Niagara-on-the-Lake
The old town has a heritage conservation district. Interior work is rarely affected, but windows, porches and additions on the outside need heritage approval first.
Escarpment, creeks and the lake
Lots near the escarpment can fall under the Niagara Escarpment Commission, and creek-side or lakefront lots under the Niagara Peninsula Conservation Authority, for exterior work and additions.
Older Niagara homes
Postwar and older homes in Niagara Falls, St. Catharines and Welland often have uneven floors, older plumbing and tired joists. We check before quoting the finishes, as the Niagara Falls job shows.
