City of Hamilton permits
Waterdown has been part of the City of Hamilton since 2001, so building permits come from Hamilton, not Flamborough. Removing a wall, moving plumbing, adding a bathroom or finishing a basement needs one. Hamilton asks for the full permit fee with the application, before the review starts, so we include it in the schedule from day one.
The old village
Parts of the village core around Mill Street are a heritage conservation district. Interior work isn't affected, but new windows, porches and additions on the outside can need a heritage permit. We check your address before design starts.
Escarpment and creek lots
Waterdown sits on the brow of the escarpment with Grindstone Creek running through it. Homes near the edge or the valley can fall under the Niagara Escarpment Commission or the conservation authority for exterior work and additions.
Second units
Hamilton allows a second unit in many homes, and a finished basement is the usual place for it. It needs fire separation, its own exit, interconnected smoke alarms and a permit, which we design in from the start.
