Burlington homes and their bathrooms

What a Burlington bathroom needs depends on when the house went up.

Aldershot and Roseland

Bungalows and older homes, often with one main bathroom for the whole house. We plan the work so it's out of action for as few days as possible.

Headon Forest and Brant Hills

1970s and 80s homes with a tub and shower combination and a small vanity. A modern tub or a walk-in shower, with new plumbing while the wall is open.

Millcroft and Orchard

1990s ensuites with a corner tub and a small shower. More shower and less tub is the usual change.

Alton Village and north Burlington

Newer builder bathrooms in good shape. New glass, tile, vanity and lighting in the same footprint, like the Mountainside ensuite.

Bathroom permits in Burlington

No permit for most bathrooms

  • New tile, tub, shower, toilet or vanity where the old ones were
  • A tub replaced by a shower on the same drain
  • New lights and a fan on the existing wiring

When the City of Burlington needs a permit

  • Moving the toilet, shower or drain to a new spot
  • Adding a new bathroom, upstairs or in the basement
  • Taking out or moving a wall to make the room bigger

Electrical and timing

New circuits and heated floors are filed with Ontario's Electrical Safety Authority. When a building permit is needed, the City accepts the application once you own the home and has 10 business days under the Building Code to decide on a complete house application.

We handle the drawings, the application and the inspections, and your quote says whether a permit is needed.

How a Burlington bathroom gets built

A Burlington bathroom is usually on site for about two weeks after a week of planning. Moving the toilet or drain adds a little time for the permit.

Week 1

Plan and order

We measure, settle the layout and finishes with you, and confirm a fixed price. Tile, vanity and fixtures are ordered so they're on hand before we start.

Days 1 to 2

Strip it out

The old bathroom comes out and we see what's behind the tile.

Days 3 to 4

Rough-in and waterproof

New drains, valves and wiring, then the waterproofing membrane over every wet surface.

Days 5 to 9

Tile

Floor, walls and niches tiled, grouted and sealed.

Days 10 to 12

Fit-out

Vanity, toilet, fixtures and lights go in, and the glass is measured off the finished tile, then installed.

Last day

Check and hand over

Every tap, drain and light tested with you, your list finished and the room cleaned.

Questions

Burlington bathroom renovation FAQ

How much does a bathroom renovation cost in Burlington?

Most bathrooms we build fall in the range shown above, before HST. A main bathroom kept in the same layout sits toward the lower end, and an ensuite with a freestanding tub, a larger glass shower and a double vanity costs more. The estimator on this page gives you your own range.

How long will my bathroom take?

About two weeks on site after a week of planning and ordering. Moving plumbing adds a little time for the permit.

Do I need a City of Burlington permit?

Not to replace fixtures in the same places. You need one to move the toilet, shower or drain, add a bathroom, or move a wall. Electrical work is filed with the Electrical Safety Authority. We take care of it.

Can you replace my tub with a walk-in shower?

Yes. It's one of the most common Burlington bathroom jobs we do, usually with frameless or black-framed glass, a niche and a low entry.

How do you waterproof the shower?

With a Schluter membrane behind the tile, sealed at every seam and corner before tiling, on a sloped base or with a linear drain.

We only have one bathroom. How does that work?

We plan the order of work to keep the days without a bathroom to a minimum, and tell you exactly which days before we start.

Do you do heated floors?

Yes. A heated floor goes under the tile on its own circuit, filed with the Electrical Safety Authority. It's simplest to add while the floor is open.

What warranty do I get?

Four years on our workmanship, plus the manufacturers' warranties on fixtures, vanities and glass.

Which parts of Burlington do you cover?

All of Burlington. We have renovated bathrooms in Brant Hills, Palmer, Mountainside, Dynes and downtown, and we take on bathrooms in every other part of the city, from Aldershot and Tyandaga to Roseland and Appleby. Our office is at 466 Dynes Rd.
