Insurance Claim RenovationsRebuilding with your insurance

An insurance claim adds an adjuster, a scope and a deductible to a renovation. We write a clear scope, work with your adjuster and keep the insured repair apart from any upgrades, so you always know who is paying for what.

  • A written scope with photos for your adjuster
  • Insured repairs and upgrades priced separately
  • One project lead from the claim to the walkthrough
  • Four-year workmanship warranty, licensed and insured

Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

How it works

Who pays for what

Most of the confusion in an insurance rebuild is about money. Here is how it usually works.

Kitchen opened into the living and dining room, Maple, Burlington
The insured repair

What your insurer pays for

Your insurer pays to put the damaged rooms back the way they were, as set out in the scope they approve, less your deductible.

  • The approved scope: every room, material and repair your adjuster agrees to, in writing
  • Your deductible: paid by you, as set out in your policy
  • Extra costs: many policies also pay for somewhere to stay if the house can't be lived in
  • Upgrades: anything better than what was there before is yours to choose, and priced separately

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

Most of the time in an insurance rebuild is spent before work starts, while the scope is written and approved. Once it is, the rebuild itself moves at the same pace as a renovation.

Planning

Planning an insurance rebuild

What to keep, what to ask your adjuster and what to do if the scope looks too low.

What to document

Photos and video of every damaged room before anything is removed, the make and model of damaged appliances, receipts for anything you paid for after the damage, and a list of contents. Keep every email and letter from your insurer.

Questions to ask your adjuster

What does my policy cover for this kind of damage, and what is my deductible? Does it cover somewhere to stay? Will you pay in stages? Can I use my own contractor? What happens if hidden damage is found once the walls are opened?

If the approved scope looks too low

You can ask your insurer to review it. We give you our written scope with photos and measurements, so you can show exactly where it differs. Hidden damage found once walls are opened is normally added as a change to the claim.

Choosing your contractor

Your insurer may suggest a contractor, but you can usually choose your own. Choose someone who will still answer your call after the work is done, because that is when warranty questions come up.

Questions

Insurance claim renovation questions

Can I choose my own contractor for an insurance repair?

In most cases, yes. Your insurer may suggest a contractor, but you can usually choose your own. Check your policy and tell your adjuster who you want to use, and we will send them our written scope.

Who pays the deductible?

You do. Your insurer pays the approved amount for the repair, less your deductible. Anything you add on top of the approved repairs, such as upgrades, is between you and us and priced separately.

Will you meet my adjuster?

Yes. We can walk the house with your adjuster, answer their questions and send them our written scope with photos and measurements.

What if more damage is found once the walls are opened?

We stop, photograph it and send it to your adjuster as an addition to the claim before we repair it, so you are never surprised by a bill.

Who is the insurance cheque made out to?

Often to you and your mortgage lender together. Your lender then releases the money, sometimes in stages as the work is done. Ask your adjuster how your claim will be paid.

Can we upgrade while the room is opened up?

Yes, and it is often the best time to do it. Insurance pays to put the room back as it was. If you want a different layout or better finishes, we price the difference separately so you can see exactly what you are adding.

Do you do emergency water removal or smoke cleaning?

No. Removing water, drying the house and cleaning smoke are done by a cleanup company, which your insurer usually arranges. We come in after that and rebuild. If you are not sure the house is dry enough to rebuild, call us and we will tell you honestly.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
