Before you call

If water is still coming in, or there was a fire today

Make the house safe first. Shut off the water at the main valve, stay away from wet outlets and the electrical panel, and call your insurer to open a claim. They usually send a cleanup company to remove the water and dry the house, or to clean up after smoke. We don't do that emergency cleanup. We come in once the house is dry and rebuild everything that was damaged, and you're welcome to call us now to talk it through.

What we rebuild

Everything the water reached

Water travels. A leak upstairs usually means a ceiling, a wall and a floor below it. We open up what is wet, confirm it is dry and rebuild it so it lasts.

Bathrooms, kitchens and ceilings

Where water damage usually starts

Most water damage we see starts at a shower, a toilet, a dishwasher or a pipe in an outside wall, then spreads to the ceiling or floor below. We rebuild the room it started in and the rooms it reached.

  • Ceilings and walls: wet drywall and insulation cut out and replaced, then taped, primed and painted to match
  • Floors: subfloor checked and replaced where it is soft, then hardwood, vinyl plank or tile laid to match
  • Kitchens: swollen cabinets and toe kicks replaced, counters and backsplash reset
  • Bathrooms: leaking showers rebuilt with proper waterproofing under the tile

How it works

From damage to a finished home

Make it safe and dry first

Call your insurer to open a claim. If water is still in the house or there was smoke, a cleanup company removes it and dries or cleans the house. Your insurer usually arranges this.

A free visit and a written scope

We look at every damaged room, take photos and measurements, and write up exactly what needs to be rebuilt, room by room.

We work with your adjuster

We can walk the house with your adjuster and answer their questions, so the approved scope matches the damage that is really there.

Covered repairs, then any upgrades

Insurance pays to put things back as they were. If you want more, such as a new layout or better finishes, we price it separately so you decide.

We rebuild

A project lead runs the job with our own crews and licensed trades, with permits where they are needed. You see updates and photos in your client portal.

Final walkthrough

We go over every room together and finish your list. Our four-year workmanship warranty starts here.

Most water damage rebuilds start within a few days of the house being dry and the scope approved. One room usually takes one to two weeks on site.

Planning

Planning a water damage repair

Hidden damage, drying, what insurance usually pays for and matching finishes.

Signs of hidden water damage

Stains or bubbling paint on a ceiling, drywall that feels soft, baseboards pulling away from the wall, floors that cup or lift, and a musty smell. Water often sits inside a wall or under a floor long after the surface looks dry.

Why drying comes first

Closing up wet framing or subfloor traps the moisture, and that is how mould starts. The cleanup company dries the house with fans and dehumidifiers and checks it with a moisture meter. We check it again before we close anything up.

What insurance usually pays for

Most policies cover sudden water damage, such as a burst pipe or an appliance that failed, and not a leak that went on slowly for months. They usually pay for the damage the water caused, while fixing the worn-out part itself, such as an old pipe, may not be covered. Your adjuster decides.

When the floor runs into other rooms

Flooring often runs through several rooms, and a discontinued floor can't always be matched. If the damaged floor can't be matched, show your adjuster where it runs. We'll put it in the written scope so the decision is made before we start.

Questions

Water damage restoration questions

Do you do emergency water removal or smoke cleaning?

No. Removing water, drying the house and cleaning smoke are done by a cleanup company, which your insurer usually arranges. We come in after that and rebuild. If you are not sure the house is dry enough to rebuild, call us and we will tell you honestly.

How soon can you start?

Usually within a few days of the house being dry and the scope approved by your insurer. If you are paying for the repair yourself, as soon as it is dry.

Can you fix the leak as well?

Yes. Our licensed plumber finds and fixes the leak as part of the rebuild, whether it is a failed shut-off valve, a shower that was never waterproofed or a pipe in a cold outside wall.

Will my insurance pay for the repair?

Most home policies cover sudden water damage, such as a burst pipe or a failed appliance. Damage that built up slowly, and the worn part that caused it, may not be covered. Your adjuster decides, and we give them a written scope with photos to work from.

Can you match my existing floor and paint?

Usually, yes. We match paint by sampling it and track down the same or a close flooring. If a floor can't be matched, we show you and your adjuster the options before anything is ordered.

Can we upgrade while the room is opened up?

Yes, and it is often the best time to do it. Insurance pays to put the room back as it was. If you want a different layout or better finishes, we price the difference separately so you can see exactly what you are adding.

Can I choose my own contractor for an insurance repair?

In most cases, yes. Your insurer may suggest a contractor, but you can usually choose your own. Check your policy and tell your adjuster who you want to use, and we will send them our written scope.

Is the rebuild covered by a warranty?

Yes. Everything we build is covered by our four-year workmanship warranty, the same as on our renovations. If anything we built is not right in the first four years, we come back and fix it.
