Basements we renovate

Where we work

Headon Forest, Brant Hills, Aldershot, Alton Village, Palmer, Tyandaga, Millcroft and Roseland, and the rest of Burlington.

The homes

Burlington runs from post-war bungalows in Aldershot and Roseland to 70s and 80s homes in Headon Forest and Brant Hills, and newer homes in Alton Village. We plan around what your house already has.

Permits

Finishing a basement usually needs a building permit from City of Burlington, and a second unit has its own rules. We prepare the drawings and handle the permit and inspections.

Trustindex verifies that the original source of the review is Google. We had a great experience working with Elijah, Daniel, and the entire team on our home renovation project.

From the beginning, Elijah was professional, knowledgeable, and easy to communicate with. Daniel was also very helpful throughout the process, always willing to listen to our questions and concerns and work with us to find the best solutions.

Renovations can be stressful, especially when there are changes and unexpected challenges along the way, but the team was patient, responsive, and genuinely cared about making sure we were happy with the results.

We really appreciate everyone’s hard work and dedication. We’re very happy with how everything turned out, and it was a pleasure working with the team.

Thank you again, Elijah, Daniel, and everyone involved. We would definitely recommend them to anyone considering a home renovation!

Trustindex verifies that the original source of the review is Google. "I cannot say enough good things about the team at Burlington Home Renovation Contractors by Gracia Makeovers! This was our second time doing a kitchen reno, and this team made me realize the difference an honest contractor can make. We did new tiles, cupboards, stovetop, and lighting. From start to finish, they did an absolutely amazing job. The team listened so patiently to every single request I had, and there were many... I appreciated that they added their professional insight whenever it was needed to make sure everything actually made sense. The heart of our home finally feels so warm and inviting. Thank you so much to the whole crew for bringing this vision to life!

I highly recommend them for any renovation services. Their price was fair and their team was respectful. They worked from 9 am to 5 pm everyday including Saturdays which was very impressive. Will be using them again in the future.

The quality of the workmanship was excellent. Our kitchen and bar turned out beautifully, and most importantly, the project was completed on time despite a very tight timeline. I am very happy with the process and results! Thank you Elijah and team!

The quality of the work is outstanding, and everything still looks brand new months later. They were easy to communicate with, stayed on schedule, and paid attention to every detail. We’d gladly hire them again for future projects

Frequently Asked Questions

Still have questions?

How much does a basement renovation cost in Burlington?

Most Burlington basements we finish cost $25,000 to $100,000+ before HST. A family room sits lower; a basement apartment with a kitchen and bathroom sits at the top. Use the estimator on this page for a rough range. For a full breakdown of where the money goes, read our Burlington basement renovation cost guide.

Do you finish basements in Burlington?

Yes. We work across Burlington, including Headon Forest, Brant Hills, Aldershot, Alton Village, Palmer, Tyandaga, Millcroft and Roseland, from our Burlington office.

Can you build a legal basement apartment?

Yes. A second unit has extra rules for fire separation, exits, windows and ceiling height. We design to meet them and handle the permit with City of Burlington. More about basement apartments →

How long does a basement renovation take?

Most basements take 4 to 8 weeks on site, after design and permits. An apartment takes longer.

What about moisture?

We check for moisture and leaks before anything else, then insulate and finish with materials suited to a basement.
